Why should I consider purchasing a Modular home?
Modular homes are built in a multi-certified factory under controlled conditions, ensuring that timelines are not impacted by weather. They adhere to the International Residential Construction Codes and are considered “real property,” appraising and following the housing market similarly to stick-built homes. Your home will reach your location faster and cost less compared to traditional stick-built construction. What is the difference between Modular and Manufactured homes?
The primary difference lies in the building codes for each type. A modular home follows the International Residential Construction Code (IRCC), as well as state, county, city, or local codes, and is considered “real property.” Manufactured homes are built to federal HUD code standards and are titled as “personal property” unless attached to the land. However, Pratt Manufactured Homes are built to a higher standard than any other, far exceeding the minimum standards for safe housing codes (HUD).
How does the value of a Modular home compare?
Pratt Homes’ modular homes conform to strict guidelines that meet and exceed the building practices of stick-built homes. Through our building program, Pratt Modular Homes are comparable in value to their stick-built counterparts. In fact, once construction is completed, it is impossible to tell the difference between a modular build and a stick-built home.
How do Pratt Homes compare to stick-built homes in terms of durability?
As with all types of homes, the condition and durability are determined by the homeowner. Pratt Homes are built to very strict standards and are meant to be forever homes, surpassing the standards for site-built homes. We don’t sell “pre-owned” homes.
Which type of home is better for me; Modular or Manufactured?
With the high standards we uphold in our homes, either type will be of the highest quality in our industry. The building code ultimately depends on your preferences. Each building code has its unique advantages, and our consultants can assist you in determining which is right for you and your family.

How much do Pratt Modular Homes cost?
As with all customizable homes, the cost will vary from build to build. Two main factors are the options you choose and the location where the home will be placed. Modular homes, like our other homes, are built to specific wind and thermal zones. Knowing the location ensures we build to the proper building codes. Due to our manufacturing process, factory-built homes are constructed faster, with higher quality, and at a lower cost than traditional stick-built homes, with potential savings of up to 30% in some cases.
How does financing work for a Modular Home?
Since modular homes are “real estate” transactions, they qualify for all traditional loan types. However, there are distinct advantages to financing factory-built homes. These loans are typically a one-time upfront close—construction to permanent—meaning the construction phase is covered in a single loan. You do not have to bring additional money to the closing table, only your down payment if required. Once the construction phase is completed, the loan becomes your mortgage.
Do I need property?
Homebuilders and real estate agents work hand-in-hand to assist clients with their home needs. We are no different at Pratt Homes. If you already have property, that’s great; if not, we have local realtors we work with who will help you find land.
What land preparation is required for a Modular Home?
Pratt Homes offers turnkey services if desired. We have a construction management team that will coordinate inspections of the property and the delivery route if needed. From our evaluation, we can determine what your property may need. Typically, the land needs a foundation for the home, water, electricity, and sewer/septic hookups.
Can Pratt Homes help with other needs on my property?
Sure, Pratt Homes has the ability to do complete turnkey projects. We can assist with driveways, land clearing, carports, garages, and more. When meeting with one of our consultants, just share your needs.
Where does Pratt Homes deliver their homes?
We currently service Texas, Oklahoma, Louisiana, and Arkansas with our factory-built homes. However, our park models (tiny homes) can largely be shipped nationwide.
Are there options for making my Modular Home unique?
That’s what we’re known for! Yes, we display a wide range of homes on our 13-acre design center. We have wide variety of modular, manufactured, farmhouses, cottages, and tiny homes on-site. Our consultants will help design and select options to make your home special for you and your family.
What about efficiency and being “green”?
Pratt Homes have multiple environmental benefits, including, our modular homes typically appraise similarly to traditional site-built homes and follow the same market trends. Because they are built to high-quality standards and designed for longevity, they often hold their value well over time.
Does Pratt Homes offer options for the exterior of my home?
Many options exist at Pratt Homes – brick, stucco, stone, fiber cement board, vinyl siding with roofing options and a plethora of interior options. Pratt Homes is recognized for the architectural ability that differentiate us from other builders.
Will my new Modular home be complete when it arrives at my property?
Your new home will arrive in modules (sections) which have been built in a climate-controlled environment. The home will be assembled along with utility hook-ups intergraded. At this time the home will be completed, turn-key ready for you.
How long does it take to build a Modular home?
One of the biggest advantages of a modular home is the shorter construction timeline. Since modular homes are built in a controlled factory environment, weather delays and other on-site interruptions are minimized. On average, construction can take as little as a few weeks in the factory, with additional time required for transportation, site preparation, and final assembly. In many cases, a modular home can be move-in ready in significantly less time than a traditional stick-built home.
What types of foundations are available for Pratt Homes?
Modular homes are designed to be placed on foundations with a crawl space, rather than directly on a slab. This allows for secure attachment to the foundation. That being said, we can certainly place our homes on slab and even hoist them by crane! Various foundation options are available for our homes—contact one of our consultants to learn more.
Can I come in and look around?
Absolutely! For everyone’s safety and to ensure our homes remain in pristine condition, our display homes are kept locked. We want you to be the first to enjoy your new home! We’re happy to provide one-on-one guided tours Monday through Friday. While appointments are not typically required during the week, we highly recommend scheduling one—especially on Saturdays—to ensure the best experience.
